Market value of a completed new home is usually greater than the original contract price that it was built for. Second, when you buy a used home, typically you are paying full market value for the home. Any future appraisals are hindered by your purchase price, which is public record. When you build new, no one but you and the bank (if applicable) knows the purchase price, so there is no benchmark. The public record typically only can show the land value. Future appraisals will be based only on market value that is usually greater than the contract price.
