Why Build New Instead of Buying Used?

When people are faced with the decision of building new or buying an existing home, many people do not realize that building new is their best option. Here are some things to consider in your decision:

Design, room size and layout
There are limitations to what can be altered or added to an existing home. When Quality Construction builds your new home, the design can be made to suit your needs of today and tomorrow. On average, most people spend 20-30% of the original purchase price of a used home on remodeling. In most cases, after a new home is completed it has immediate equity, typically between 10-40% of the contract price. The market value of the home is usually greater than what a customer just paid for it. This is possible for a couple of reasons. First, many construction companies typically build based on actual costs and not market value. Market value of a completed new home is usually greater than the original contract price that it was built for. Second, when you buy a used home, typically you are paying full market value for the home. Any future appraisals are hindered by your purchase price, which is public record. When you build new, no one but you and the bank (if applicable) knows the purchase price, so there is no benchmark. The public record typically only can show the land value. Future appraisals will be based only on market value that is usually greater than the contract price. QC bids projects based on actual take offs instead of square foot pricing, this saves our customers money.

Energy efficient
Older homes do NOT meet today’s energy standards, which results in greater costs for heating and cooling each month. Quality Construction can build Energy Star compliant homes, which exceeds today’s energy standards by 30%, which means you will heat and cool your house for less money each month.

Warranty
Used home have hidden expenses and usually do not come with warranties. Hot water tanks, furnaces, roofs, plumbing and electrical systems can need repair without warning.
